Loan Checklist

  • Document Checklist and Instructions

    A properly documented loan application makes your loan process go smoothly. This checklist will help you gather your paperwork.  (Note: when sending documents, please provide copies of all requested documents. Do not provide original documents.) 

    Any question -- simply call us 888.864.3856.

    1. Complete and sign the residential loan application, Form 1003, and the attached loan info sheet, credit authorization and fair lending notice. Page 4 of the application is a continuation page in case you need additional space for your assets or liabilities. If you make a mistake while filling out the application cross it out, and make a change. Do NOT use whiteout.
    2. If you are salaried: provide W-2's and 1040s for the past two years and one month of paystubs. If you are self-employed, please call me and we can discuss your specific situation.
    3. A check made out to Classic Mortgage in the amount of $395 for the application fee.
    4. Bank Statements, Brokerage Statements, Retirement Accounts (401k/IRA) - most recent 2 months (or if quaterly - last quater) - All pages.  If there are special considerations regarding the assets, please call me and we can discuss what is required.
    5. If you are purchasing property, please provide the following:
      1. Name and phone number of Attorney
      2. Name and phone number of Realtor
      3. Estimated date for your closing
      4. A copy of the contract of sale
    6. If you are self-employed please provide your CPA's name and phone number
    7. If the property is a Condo or Coop, please provide the Managing Agent's contact information (phone number and contact name)
    8. A copy of your Drivers License (for both borrower and co-borrower)
    9. Contact name and phone number for the person/firm who you currently rent from and from whom you have rented for the past 2+ years, or copies (front and back) of rent checks for the past 12 months.
    10. If applicable, provide a copy of your divorce decree and settlement agreement.
    11. If you are NOT a US citizen, provide a copy of your green card (front & back). If you are NOT a permanent resident provide a copy of your H-1 or L-1 visa.
    12. If any borrower has filed bankruptcy, provide the Discharge Notice, Filing and Schedule of Creditors
